I'm Matthew Kimber — a Dubai-based off-plan investment advisor, Sales Director at M&M Real Estate, and an active investor in this market myself. A strong property in the wrong area, at the wrong price, on the wrong payment structure can still be a poor investment. So before any project is on the table, my job is to help you answer the questions that actually decide the outcome.
Why Dubai — and why now? Why this area, this developer, this payment plan, this asset type? What is the exit, what is the risk, and what is the realistic upside? Does this purchase fit your broader wealth strategy — or just this week's launch list?
That is the difference between being sold a unit and making an investment. I evaluate every deal through the same framework: developer credibility, location fundamentals, infrastructure trajectory, supply and demand, entry price, exit liquidity, rental demand and risk-adjusted return — and the honest answer, even when it's "don't buy", is the service.
