My investment framework.
Every recommendation runs through the same six steps. It is the process I use on my own capital. Here is the overview; the thinking behind each stage lives in my approach.
Understand your objectives
Everything starts with what you want the money to do, and the life it sits inside. Goals, timeframe, risk appetite and the capital you are comfortable committing.
Build your strategy
From there we shape an acquisition plan that actually fits you, whether the priority is capital growth, income, diversification or a residency outcome.
Analyse the market
I read where the market is, not where the hype says it is. The cycle, funded infrastructure, real supply and demand, and the catalysts that move a location.
Assess the developer
The name on the building has to earn it. Delivery against the dates they promised, build quality, reputation and the financial strength to finish well.
Evaluate the asset
Then the unit itself. Price against comparables, rental demand, scarcity, how easily it resells, and what protects you if the market softens.
Structure the investment
Finally the structure. Payment plan, any financing, the exit route and the risk, arranged around your position rather than the developer's cashflow.
I only recommend opportunities I'd be comfortable investing in myself.
As an active investor in the UAE market, I weigh every recommendation the way I weigh my own: capital preservation first, then long-term demand, liquidity and a return that genuinely justifies the risk.
